1. Standard of Workmanship and Materials
All work by the Tenant and its contractor(s) within the Leased
Premises shall be completed with new materials. All workmanship
and materials shall be equivalent to the base building standard
and quality. Inferior materials and workmanship which do not
meet with the Landlord's approval, or conform to governing
codes, will be replaced by the Landlord's forces, if necessary,
and shall be at the Tenant's expense.

2. Locks
The Landlord has the Right of Entry into the Leased Premises,
and prohibits the installation of additional locks on doors
without the Landlord's consent.
All Tenant entry door locks must be compatible with the building
master key system. Consequently, all lock cylinders used must
be by the same manufacturer as those locks being supplied
by the building. Before the Tenant purchases any locks, it
is imperative that they check with the Tenant Co-ordinator
regarding the type of lock required.
The Tenant shall submit a hardware schedule, in three copies,
for the Landlord's approval. It should be complete with the
appropriate designations for interior locksets and key requirements.

3. Copying Machines
Computers, photocopiers, or other business machines must
be of a non-toxic type, and may require special circuitry
and power hookup. Because of the heat generated by some of
these types of equipment, it may be necessary to increase
the supply of conditioned air to the area or room in question.
The Tenant shall advise and provide specifications of copying
machines. If it is necessary to alter the air conditioning
system, it will be at the Tenant's expense.

4. Coffee Machines
The Tenant shall advise and supply specifications on coffee
machines, as they may require special circuitry and power
hookup, which will be at the Tenant's expense.

5. Buildings Standard Fixture Removal
All building standard light luminaries, hardware, doors and
frames, air conditioning fixtures, etc., removed and not re-installed,
must be turned over to the Tenant Co-ordinator. The Landlord
will, at Tenant expense, install a disconnect switch on any
fixtures the Tenant wishes to have off, but not removed.

6. Landlord's Access to Premises
The Landlord's Architect and/or its representative shall
have access to the Leased Premises at all times for the purpose
of carrying out their duties with respect to inspections on
the Landlord's behalf.
