1. Definition

Any construction work intended to be carried out by the Tenant or their forces in or about the Leased premises must be completely and accurately indicated in drawings submitted to the Landlord for approval.

The Landlord's approval must be given, in writing, before the work is undertaken.

CAD Requirements

All computer work must be performed by competent consultants/contractors in accordance with Canada Way Business Park's CAD Creation Guidelines. It will be the responsibility of the Tenant to make any necessary revisions to ensure the computer drawings meet the CAD Creation Guidelines (see pages 28 to 30).

Completed record drawings must be submitted to the Building Operations Management at Canada Way Business Park for evaluation and archiving.

Drawings have to be submitted as per the CAD Creation for any renovations irrespective of cost and size, the tenant is required to provide computer drawings outlining all electrical, mechanical and architectural renovations.

2. Tenant Designer

The Tenant shall engage an architect, and/or certified designer, to prepare any and all drawings which are necessary for the construction of the Tenant's work, and obtain the approval of the Landlord and/or any other regulatory bodies having such jurisdiction.

The Landlord may require that additional drawings, and/or information, be provided by the designer to amplify the definition of the work involved, and may reserve approval or comments until drawings, which in the Landlord's sole judgment are suitable to the purpose, have been received.

The Tenant, and/or his agent, shall familiarize himself with the by-laws, code regulations, and the Landlord's requirements before preparing drawings.

It is the responsibility of the Tenant's designer and construction team to verify and co-ordinate the installation of lighting luminaries, ductwork, sprinkler heads, and thermostats, with respect to architectural, mechanical, and electrical interference.

3. Engineers

In order to ensure proper integration of the mechanical, electrical and sprinkler systems throughout the building, the Tenant is urged to engage the base building mechanical/electrical or structural consultants to design and supervise all mechanical/electrical and structural modifications and/or additions to the basic office layout requirements. A separate agreement must be made directly with them for payment by the Tenant.

4. Preliminary Submission

As part of the drawing approval procedure, the Tenant is required to submit five copies of the design for the preliminary approval of the Landlord. The purpose of this submission is to allow the Tenant Co-ordinator to review the Tenant's proposed scheme for compliance with the Landlord's requirements. Preliminary approval shall be given by the Landlord upon receipt of advice of corrections to any problems that were indicated by the Tenant Co-ordinator.

The Preliminary Submission should include the following:

(a) Floor Plan(s):
At a scale of l/8" = l' (l:l00). Plan to show all full height partitions, as well as low partitions, relationship to elevator lobby, exits, and washrooms, etc. It is important to show locations and layouts of rooms of unusual loading concentrations, room names or uses, location of power and telephone outlets, as well the location and weight of heavy equipment, such as computers, copy machines, files, etc.

(b) Reflected Ceiling Plan:
At a scale to match the floor plan, indicating full height partitions, light patterns, type and wattage of any special light fixtures proposed, locations of any sound baffles above the ceiling.

(c) Unusual design details in the reception area.

5. Final Submission

Final working drawings are to be submitted in the form of one (l) set of sepias, and three (3) sets of prints.

The Landlord's comments and/or approval will be indicated on the sepias, record prints taken, and the sepias then returned to the Tenant or designer.

A complete set of prints of these drawings, bearing the Landlord's signed stamp of approval must be kept on the premises by the Tenant for the duration of the construction period, and must be available for reference by the Landlord's representative.

Tenant's Final Working Drawings shall consist of:

(a) Floor Plan(s):
At a scale of l/8" = l' (l:l00). Plans should indicate all major fixed elements within the Leased premises; locations and layouts of rooms of unusual loading concentrations, such as centralized filing areas, as well as location and specifications of computers, locations of power and telephone outlets, room names and/or uses. Relationship to nearby elevators, washrooms, exits, and fire hose cabinets should also be indicated.

(b) Reflected Ceiling Plan:
At a scale to match floor plan, indicating patterns, types and wattage of any special light fixtures proposed; locations of partitions and of any sound baffles above the ceiling, as well as return air openings.

(c) Complete Electrical, Mechanical, and Sprinkler:
Drawings done by the Landlord's engineers, showing all work which is an alteration or an addition to the base contract work. These drawings should also indicate location of all telephone and power outlets complete with dimensions, as well as computer requirements, such as air-conditioning. Electrical drawings must indicate Tenant's connected power requirements.

(d) Construction Details:
All suitable scales, indicating all methods of construction and fixing of Tenant work, ie. partition details, baffles, doors, etc., including details of the method of connection to the Tenant partitioning.

(e) Finish, Door, and Hardware Schedule:
Indicate all elements, including keying.

(f) Structural Drawings:
At suitable scales, where special conditions warrant the production of such drawings.

6. Signs and Graphics

The Tenant shall submit drawings and descriptions, including dimensions of their proposed signs and locations in the building for the Landlord's approval pertaining to those signs visible from the common areas. Any signage visible to the exterior must be approved by the Landlord, and shall conform to all applicable by-laws and governmental regulations.

7. Design Control

The Tenant shall also submit, for approval, to the Landlord (if not adequately covered by the above) complete descriptions, samples of material, or details as required by the Landlord for any or all of the following:

- Signage facing the exterior
- Any leasehold improvement work facing into the lobby
- Supplemental or feature Tenant lighting
- Draperies on the exterior facing lobby
- Partitions butting to the lobby

8. Landlord's Approval

Approval of the Landlord and its representatives authorizes construction to proceed as indicated, provided all other requirements of the Lease have been met. This authorization does not indicate approval of specific construction materials, fabrication techniques, etc., which must comply with the applicable regulatory authorities, in addition to base building standards.
