1. Definition

Landlord's basic building finishes shall mean finishing the premises in a manner and in colors standard to the building as approved by the Landlord.

2. Ceiling (Office Area Only)

Suspended T-bar with acoustic fibre panels.

3. Floors

Finished concrete floors with floor coverings as approved by the Landlord.

4. Venetian Blinds

All exterior windows are equipped with brushed aluminum perforated horizontal venetian blinds. Where drapes are required by the Tenant, the drapery type, color, and installation shall be subject to the Landlord's approval. It is the tenant's responsibility to keep the blinds in the full down position at all times.

5. Master Key System

Any doors installed by the Tenant which are equipped with locksets, or any other lockable device, must be key coded to the Building's master key system at the Tenant's expense.

6. Doors

The Landlord's approval must be received for all doors, and they must be equipped with card access, standard lockset and closer used throughout the building.

Any additional door or doors of the same type will be provided as required by the building codes, on the basis of the area, or layout of the rental premises, prior to interior partitioning by the Tenant.

Any additional door required in demising walls as a result of interior partitioning arrangements selected by the Tenant shall be at the Tenant's expense.

7. Demising Partitions

The Landlord shall provide building standard demising partitions to delineate the Tenant's leased premises. They shall be composed of l-5/8" metal studs, 24" c.c., l-l/2" sound attenuation blanket; one (l) 5/8" layer of drywall, both side, taped, filled, with a prime coat of paint. Deviations will be allowed in finishes on the Tenant's side of the demising partitions, subject to the Landlord's approval and at Tenant's expense.

8. Sound Baffles

A sound barrier, complete with fire damper, will be provided above the soundproof demising walls, within the ceiling space. The space between the ceiling and the underside of the floor slab acts as a plenum, and the sound baffle must accommodate the passage of air.

9. Keys & Cylinders

The Landlord shall provide two keys for each demising door, key-coded to the building's master-key system. Additional keys can be obtained from the building Operations Department, at the Tenant's expense.

10. Interior Design Guide

Tenant designers are urged to take maximum advantage of the basic building and its systems and to avoid expense and delay to Tenants when creating their improvements and restoring them at termination of lease.

This is intended as a guide to Tenants and their designers and contractors:

Take full advantage of the grid to which the ceiling is built and sub-grid of ceiling tile and light fixtures.

Keep ceilings at standard height.

Do not request changes to the partitions, doors, ceiling heights or finishes in the rooms in the core (i.e., male and female toilets, vestibules, stairs, janitor, electrical and telephone closets).

Ensure that any wall finishing material introduced by a full floor tenant in the elevator lobby does not require changes to the elevator door frames, call buttons or signals. Cladding of door frames with special approved finishes will be permitted to full floor Tenants.

Ensure that any floor finish material introduced by a full floor tenant in the elevator lobby does not require changes to the elevator door thresholds.

Locate additional washrooms, sinks, etc., as close as possible to the soil stacks to ensure adequate slope of drains.

Advise Landlord as soon as possible, and in writing, of any changes required to the base building elements.

Do not permit the drilling of holes in the aluminum frames of the windows.

Arrange for air return openings in every sound baffle in ceiling plenum above a partition, to permit return of air through the ceiling space to the return air ducts at the core.

Comply with city regulations, with respect to access to Fire Department valve cabinets and acceptable routing through tenant premises for person with hose and maximum distance of water throw.
