Notice to Contractors________________________________

RE: TENANT IMPROVEMENT CONSTRUCTION

Touchstone Property Management Ltd. must be given notice at least 48 hours in advance. For after hour and weekend access, this notice must come from the General Contractor in writing.

Building regulations with respect to the above are as follows:

1. No coring or drilling between the hours of 7:30 a.m. through 6:00 p.m. daily and only AFTER the approval of the Building Operations Manager. Each area must be individually approved.

2. All construction material must be moved through the loading dock area and moved to and from the floors via the freight elevator. Booking must be scheduled in advance with 48 hours notice.

3. The freight elevator will be cleaned and returned to normal service during the hours of 7:30 a.m. through 9:15 a.m. , 11:30 a.m. through 1:30 p.m. and 3:30 p.m. through 5:30 p.m., Monday through Friday.

4. Freight elevator and floor elevator, lobby and corridor must be protected from damage at all times. As this is an occupied floor, these areas must be kept in a safe and clean condition at all times.

5. The Building Operations Manager must be notified in advance of any work on the structural, electrical, fire alarm, HVAC or plumbing systems.

6. If ceiling tiles are required to be moved, they must be removed from ceiling, covered and piled neatly to protect them from damage. The Building is not responsible for supplying or replacing any ceiling tile or damage to T-bar.

7. Safety shoes must be worn. First Aid Kit must be made available to all workers on site.

8. All trades MUST clean up after themselves and remove all excess materials from the Building. Please use garbage containers/bags for refuse. Building garbage containers are not to be used for any construction material disposal.

9. Building permits must be posted on Job Site.

10. Only during an extreme emergency will any worker use a telephone in a Tenant's office (no long distance calls will be permitted from these phones). All other calls may be made from the pay phone at front of building.

11. Workers shall not use a Tenant's office, reception, waiting room, lunchroom, boardroom, photocopiers, computers, other equipment, etc. for personal use. All breaks and lunch periods will be spent either in the working area or outside the premises - not in the tenant or common areas of the building.

12. Workers shall not smoke in the Tenant or common areas within the building.

13. Workers shall maintain all common areas in the building in a clean and tidy fashion at all times. If any area is not clean, Touchstone Property Management will retain the right to contract with a janitorial company for the cleaning of such areas and the contractor shall be liable for the payment of such services.

14. If there is any damage done to the building, or anything in the building, Touchstone Property Management will retain the right to contract with any company it chooses to repair or replace that which is damaged and the contractor shall be liable for the payment of such services.

15. If any item(s) are found to be missing or stolen from the area or close to the area where workers were working or had access to, then Touchstone Property Management will retain the right to replace the missing or stolen item(s) or to make a cost payment acceptable to the injured party, and the contractor shall be liable for the full reimbursement of all such costs.

16. The contractors shall at all times be responsible for the safety of their employees and to have in the building, accessible to their employees, the appropriate first aid materials and trained individuals to deal with any injuries that might occur.

17. The workers shall not at any time block any fire exit or conduct their work in a manner that could be injurious to the building's Tenants. If any work is of a hazardous nature, all appropriate notices must be posted and all necessary precautions must be taken.

18. The contractor shall not allow any Tenanted area to be left unsecured at any time.

19. The contractor shall have their own fire extinguishers available to their employees in all areas of their work at all times. All work that may cause fumes, dust or smoke must be approved MUST have prior approval by the Building Operations Manager.

NOTE: Do not prop doors open. If any doors are propped open a security alarm will be triggered and dispatch a guard to investigate situation. This charge will be incurred by your company.
